The Property File has been established since 1985 in the heart of Withington Village, close to other local letting agents in South Manchester. We are members of NRLA (National Residential Landlords Association) and are able to offer a professional and reliable service in compliance with the NRLA and Manchester City Council regulations. We have an excellent reputation both with landlords and tenants. Our tenants include mostly students and professionals.
We offer a full management service or can simply find you tenants.
At present we offer three types of services :
Tenant Find Only Service:
Your property is advertised on our office listings as well as on the internet listings until your property is let. Once we have let your property, a letting fee equivalent to two week’s rent (inc. VAT) will be payable to The Property File immediately.
Tenant Find Only and Contract Service:
Your property is advertised on our office listings as well as on the internet until your property is let. Once we have found tenants for your property the following paperwork below is collected to support the legal terms of the agreement:
- Sign a legally binding official Assured Shorthold Tenancy Agreement
- Collect payment of deposits in your name
- Tenants personal details form and Right to Rent check
- Standing order forms
- Guarantors with signature proof
Once all the relevant paperwork is completed a charge equivalent to two week’s rent and a contract fee of £250.00 inc. VAT is payable for this service.
Full Management:
Our full management service will include the following:
- Visit your property and advise on rent
- Advice on HMO regulations and suggestions for improvements
- Advertise your property and arrange accompanied viewings
- Sign a legally binding official Assured Shorthold Tenancy Agreement
- Payment of deposits
- Tenants personal details form and Right to Rent check
- Standing order forms
- Guarantors with signature proof
- Prepare an inventory at the start of tenancy and a final inspection
- Inspect the property during the course of the year and at the final inspection
- Arrange for all repairs and maintenance to be carried out during the course of the tenancy
- Prepare a statement of rent collected, from which costs are deducted
- Transfer funds to your account
For the above service a charge equivalent to three week’s rent and a contract fee of £250.00 inc. VAT is payable, this is deducted from your first month’s rent. Thereafter, 10% commission only is deducted from the collected rent every month, including the first month of the tenancy.
Once your property is registered on our systems, it is advertised on our listings in the office for the next year. All the properties are impartially advertised alongside our managed properties on the property websites to ensure maximum exposure for the targeted tenants. In order to generate greater interest, we can also arrange for one of our To Let boards to be erected on your property at your request. We also recommend that you provide us with the photographs of your property which will be added to our internet advertisements.
We have an efficient and reliable maintenance team who offer us a loyal and competitively priced service. We treat our tenants well and in return they look after your property with care.
